Our Project Procurement Method 

We put several different project delivery methods on the table as an option for eligible project owners. CMAR offers you the opportunity to assign both administration/project management workloads and financial risk according to the best interests of your company. This allows you to fit the project delivery method to your existing organizational structure, and receive a best-in-class product without the need to micromanage or continually compare budget to costs.

Design-Bid-Build

In traditional project delivery, the Owner hires an Architect to design the entire project and generate plans and drawings. The owner then hires a General Contractor to complete the build. Owners who require full control over every decision generally opt for this method and proceed by awarding the project to whichever General Contractor submits the most qualified bid. The drawback is that the Architect and the General Contractor are siloed in their roles, and can’t collaborate on the best way to bring the Owner’s vision to life.   

CMAR

With the Construction Manager at Risk delivery, the Owner hires the Architect and General Contractor at or near the same time, so the two can collaborate during the design phase to create a plan that will be completed by the contracting team with few or no changes or delays. By engaging the General Contractor early, the Owner will benefit from a very collaborative preconstruction process, with creative solutions and Value Engineering considerations included in the development of your Guaranteed Maximum Price (GMP). This partnership is extremely beneficial to the budgeting process and facilitates fast-track schedules for a shorter path to revenue generation.
