Loven Contracting collaborated with APMI and project stakeholders to revitalize an aging dining and kitchen space, bringing it to current organizational standards for design and finishes. The design + build preconstruction process included budget development, design phase management, scope development, plan review, bid evaluation, bid preparation, permitting and design approvals, scheduling, subcontractor scope preparation, and value engineering.

Careful project phasing enabled the healthcare facility to maintain food service throughout the project duration. Phase one of the project included all kitchen scopes of work – including construction of a temporary kitchen in the former dining area for use by hospital nutrition staff. Once the kitchen was complete, the temporary kitchen was demolished and the second phase remodel of the dining area commenced.

The transformed dining room and kitchen now offer deli counter serveries, salad bar, hot entree and grill counter, a gas-fired pizza oven, and beverage counter. In addition, a new concrete surface on the exterior patio offers additional dining to comply with physical distance requirements while meeting programming needs for dining capacity.

This is a remodel of an inpatient psychiatric hospital and behavioral health residential area to meet current demand and AZDHS requirements. All construction was completed while the facilities were active and fully occupied. These renovated facilities include exam rooms, dressing rooms, bedrooms, group and behavioral spaces, a reconfigured Crisis Stabilization Unit (CUS), member intake offices, administrative conference spaces, nurse stations, and medicine dispensing office.

Contemporary Behavioral Health Facility

The unique requirements of a contemporary behavioral health facility included the required ligature-resistance upgrades, impact-resistant and scratch-resistant windows, door control reconfiguration, Mondo resilient sheet flooring in patient areas, and tamper-proof MEP components throughout. To ensure safety, patient rooms are equipped with alarm systems above the doors that detect weight and alert the adjacent nurses station.

In response to the COVID-19 pandemic, Loven Contracting’s project management team strategized and enforced protocols to ensure crew and medical staff safety. This included daily schedule management and modification of the phasing plan based on the hospital’s limited intake and retainage procedures.

The Northern Arizona Healthcare Children’s Health Center is a 21,982 SF remodel of an existing commercial space enabling Northern Arizona Healthcare to relocate all Children’s Clinic, Therapy, Audiology, Safe Child, Fit Kids, as well as administrative functions from the main Flagstaff Medical Center campus to an off-site, stand-alone, shell building on the east side of Flagstaff, AZ.

State-Of-The-Art Pediatric Healthcare Facility

Transformed into a state-of-the-art pediatric healthcare facility, the Children’s Health Center features general care exam rooms, behavioral health observation suite, audiology suite, physical therapy gyms, X-ray and radiology rooms, orthopedic cast room, nurses station, a teaching kitchen, a playground area, and ADA upgrades to site access points. Open shell space is available for future expansion.

As an experienced Design + Build team, Loven Contracting and the architect, Corgan, utilized existing project process efficiencies to meet a very tight budget and deliver this project ahead of schedule. Preconstruction services included budget development, design phase management, scope development, plan review, bid evaluation, bid preparation, permitting and design approvals, scheduling, subcontractor scope preparation, and value engineering. The highly collaborative design process included both user group and individual consultation to garner the best possible outcome for each group and to increase the overall space for CHC by over 20%.

The COVID-19 pandemic introduced unique project challenges, including potential material procurement delays. Loven Contracting’s project management team bypassed supplier delays through the modification of project sequencing and delivered the completed Children’s Health Center ahead of the anticipated completion date.

Our skilled local workforce can begin delivery of COVID-19 infection control measures in hospital and medical facilities within hours of the need being identified. These activities include:

  • Construction of negative pressure anterooms outside of patient treatment areas, including operating rooms, cath labs, interventional radiology, and patient rooms. These temporary facilities improve containment and provide healthcare personnel space to don and doff PPE.
  • Containment barrier installation in key hospital departments, including but not limited to: labor and delivery, emergency departments, operating rooms, ICU’s, cath labs, and more. 
  • To enable unimpeded operations for our clients, we offer installation after work hours, and on weekends and during night shift work hours. This is particularly useful in active hospital and medical environments and for surgical suites. Containments are customized based upon owner needs and uses. For example, for current clients with Emergency Department and operating rooms, our team utilized custom-made heavy duty 20 mil plastic walls with heat welded seams and heavy duty zipper doors. These custom containments offer a wipeable surface and extended durability over time when compared to standard containments.
  • Erection of exterior emergency response/triage centers and associated temporary traffic control barriers at emergency entrances, ranging from 1 to 2 boxes per entrance. These mobile units may be customized with interior partition walls to create patient “waiting rooms” separate from testing and with ADA compliant entrance and exit ramps.

The new 2,310 SF Physician’s Lounge offers healthcare providers with extra support and a quiet space for decompression away from public areas of the hospital. This Design + Build project transforms the existing space through warm colors, clean finishes, and lodge-type design. Located next to the facility’s ICU unit, all construction on the physician’s lounge took place in short duration during scheduled non-quiet hours and was coordinated through careful scheduling and clear communication with hospital staff and our team.

Convenience & Comfort for Healthcare Professionals

Combining the work space, lounge, food service area, dining, tele-health space, lactation room, IT room, space for team meetings, and rest area with the central location of the Physician’s Lounge on the campus facilitates quality, convenience, and comfort for healthcare professionals. Other features include wall-mounted TVs, two refrigerators and a display fridge, and induction warmers for grab-and-go meals.

This project is a complete 50,000 SF, 2-story interior remodel of the Verde Valley Medical Center Medical Office Building in Cottonwood, Arizona, utilizing the innovative “Virginia Mason Model” to enhance the patient’s quality of service and experience and maximize clinic operations.

A primary objective of this design was to consolidate the services provided by the clinic to support a patient-oriented, holistic approach to healthcare. To facilitate this, the new exam room features two entrances, one for patients and one for staff with a clinic support space to establish separation and enable the staff to work more efficiently. Registration desks are now available to patients on each floor, and the imaging suite includes all specialty services, reinforcing a comprehensive healthcare experience for patients and staff.

Loven Contracting collaborated with the design team, owner, and stakeholders throughout the preconstruction process, including budget development, design phase management, scope development, plan review, bid evaluation, bid preparation, permitting and design approvals, scheduling, subcontractor scope preparation, and value engineering.

The fast-track construction scope of work included:

  • Complete interior demolition, including removal of all interior walls, roofing, existing MEP and the port a cochére.
  • Installation of a new PVC roof.
  • All new floorplan to fit the existing shell.
  • Installation of all new MEP, including upgraded electrical design to accommodate increased APS power capacity and temporary electrical to support the mobile MRI trailer for use during relocation of existing unit.
  • Construction of a complete imaging suite to include (1) 3 Tesla MRI and shell space for (1) 1.5 Tesla MRI equipment, a new CT suite, and (2) X-ray rooms.
  • Construction of offices, exam rooms and support spaces for neurology, gastrology, primary care, urology, behavioral health, orthopedics, internal medicine, and OB/GYN practices.
  • Replacement of all glazing and doors.

The end result is a new healthcare facility that combines innovative design principles and state-of-the-art equipment and features to ensure a positive patient and staff quality of experience.
